What Drives the Number in Utah
The calculator uses the same per-square-foot and per-bathroom rates we quote from in the field, but the range on a real Salt Lake or Utah County basement comes from a handful of things the three inputs can’t see. These are the ones that move a Utah basement finish the most:
- Egress windows. Utah code requires an egress window in every basement bedroom. Cutting a new well and window through a poured foundation is a separate line item on most Draper, Lehi and Herriman jobs, and it’s the single most common add to a calculator estimate.
- Ceiling height and ductwork. Older Sandy and Riverton homes with low ceilings or trunk lines running mid-room need soffits or duct rerouting. Newer Saratoga Springs and Bluffdale homes usually don’t.

- Kitchenette vs. wet bar. A wet bar with a sink is a plumbing stub and cabinets. A true kitchenette adds a dedicated circuit, range hood venting and often a second panel — that’s why it prices per square foot at two to three times the basement rate.

- Finish tier. Basic keeps to standard flooring, trim and lighting. Mid-range upgrades flooring, doors and lighting. Deluxe adds custom built-ins, tile showers and premium fixtures. The tier changes the per-square-foot rate more than anything else you control.
